Why Ackerland?

Ackerland private limited is a Farm Asset Management company with years of experience in real estate and farm management. We develop clear titled farm plots in multiple sizes with facilities in the reachable distance with secure ambiance.

What is the minimum area of plot one may buy?

Quarter acre and Half acre.

Is the property offered by Ackerland Freehold or Leasehold?

The land offered by Ackerland is fully Freehold. The project parcel will be documented in the Sub Register office.

When are you going to register our land in our name?

Once the whole payment is completed, registration can be done. We are responsible for completing the entire registration process and transferring the khata and phani into your name. A recent encumbrance certificate following registration is also issued in your name.

What are the rates of the farm?

Rs. 119/- per sqft. For Quarter acre (10890 sqft) In Phase I & Phase II.
Rs. 99/- per sqft. for Half (21780 sqft) In Phase I &
Phase II.

Are registration fees included in the rate?

No, registration fees are not included and must be paid by the buyer.

Is it possible for me to get a bank loan to help me buy farmland?

No, because the land sold by Ackerland is agricultural, banks in India do not grant loans for the purchase of agricultural land

How much does it cost to register?

As subject to local SRO. However, we do the whole job for you.

What about the maintenance of the farm? Who will be in charge?

The minimum maintenance fee is Rs. 0.60 per square foot. This sum is collected on a yearly basis and must be paid in advance at the beginning of each year. This fee covers the cost of de-weeding your plot, watering the plants, and maintaining the common areas and your plot’s overall safety

What about security?

Ackerland Lake bliss is safe and secure with complete perimeter fencing with an entrance gate for absolute security. They are surrounding the whole 30-acre stretch to keep the community protected. At Lake Bliss, we provide round the clock security system in the form of CCTV cameras. Security guards deployed at every entry and exit gate to keep the community safe.

What about water connection?

A water-supply distribution system will supply water to every member of the community.

What about electricity?

It is easily available, and already we have got connection and for farming activities. For individual cottages or guest houses, you need to apply from the local authority. However, we do the whole job for you.

Is it possible to get enough water?

A Sure. We have borewells with a 3-inch water source on the property, so we have plenty of water. We have four borewells which are running every day. In addition, we have 3 borewells in reserve that have yet to be used. The water in our project is pleasant and suitable for drinking and cultivation. There is a lake attached to the property, and that adds an advantage to the water table.

Can we drill a borewell on our property?

Yes. By all means. The land is yours. You can develop whatever on the property that does not affect the natural charm of the project.

What about soil quality?

We have Sandy loam soil on our property. Sandy loam is a wonderful substrate for cultivating many sorts of plants. Sandy loam is considered the king of all soils.

What are the plants planted on our farm?

Yes, we provide you a range of alternatives such as Hybrid Coconut, Guava, Sapota, Lemon, Macadamia, Mango, Avocado, Gooseberry, Wood Apple, Pomegranate, etc.

Can we replace the plants?

Yes. Please get us the sapling; we will be pleased to plant it. But we will suggest which plants are growing successfully in this place. If you wish to have additional plants than what we give, we may accomplish it at an extra price. Water supply to those plants will be assessed individually and charged at a minimal rate.

Can we construct a farmhouse on our land?

Yes, you can build a farmhouse on your land. If needed, our staff would be delighted to develop it for you according to your plan or needs.
Yes. We also provide our services for construction.

Can we let out the vacation home we construct?

Yes, you can.

Where is Ackerland Lake bliss located?

Our property is located at Tumkur, Karnataka. It is roughly 60 Km from Yeshwanthpur Junction.

Why have you acquired land in Tumkur?

Tumkur is considered as a fastest growing city in India in the vicinity of Bangalore as it has three major highways that can connect 23 other districts of
the state, with just 60 km from the state capital with scenic and actively developing infrastructure it is considered the hottest investment destinations in India.

What is the best way to go to the land?

Yeshwanthpur – Nelmangla – Dobbaspet – Tumkur Junction – Mallasandra.

What about Network connection?

Phones from Airtel, JIO, and VI are all ideal. Mobile phones operate effectively in this region

What about DTH service?

Airtel Digital TV, Sun Direct, Dish TV, Tata Sky, Videocon D2H.

What about Broadband connection?

Currently, we don’t have any fibernet connection in our location. However,
Airtel and Jio hotspots work well here.

What about the LPG connection?

Yes, Indane Gas is available.

How far is Petrol bunk and ATM?

Within 2 km from the property, both are available.

Are the land titles clear? Will Ackerland Farms handle the legal paperwork and formalities?

Yes, our land titles are secure and free of legal encumbrances. We assist you with all legal aspects and documentation related to land ownership transfer.
Is it possible for me to sell my farmland if I need to for varying reasons?
Yes, once you buy a plot at Ackerland Farms, you have complete control over whether or not you sell it to anyone at any time.

What about the Sewage system?

No, we have not built a sewage system because it is in the countryside. However, many clients use a pit system for their cottages.
